A winter-readiness checklist for managed properties

Inspecting exposed details, drainage and known weak points early gives property teams more time to plan repairs before severe weather.

Winter preparation is most useful when it is specific to the building. Begin with previous leaks, recurring heating issues, exposed pipework and areas where leaves or standing water collect.

Check the outside first

Review visible roof defects from a safe position, clear accessible rainwater outlets, inspect gutters and downpipes, and look for damaged seals around doors and windows. Record defects rather than attempting unsafe access.

Review occupied areas

Confirm that heating controls are understood, accessible pipework is protected where necessary and staff or residents know how to report a problem. Check entrance lighting, external paths and door closers where darker or wetter conditions increase risk.

Prioritise the follow-up

Separate urgent repairs from monitoring and planned work. A dated photographic record makes it easier to brief contractors and compare conditions during the next inspection.
