An Electrical Installation Condition Report (EICR) records the condition of the fixed electrical installation in a property: the consumer unit, wiring, sockets and light fittings. For privately rented homes in England, regulations require an EICR at least every five years, with a copy provided to tenants.
What the codes mean
Findings are classified by code. C1 means danger is present and immediate action is needed. C2 means a defect is potentially dangerous and remedial work is required. C3 is an improvement recommendation only, and FI means further investigation is needed. A report with C1 or C2 findings is unsatisfactory, and remedial work must normally be completed within 28 days.
Acting on the report
Keep the report, the remedial invoices and the follow-up confirmation together as one record. Local authorities can request the paperwork, and a clean evidence trail makes property sales and insurance claims simpler.
