Multi-trade maintenance becomes difficult when every task is treated as a separate job. Start by recording the outcome the property needs, not only the first visible defect. A leaking fitting, for example, may also involve access, drying, repair and decoration.
Build one useful brief
Record the location, urgency, access restrictions, photographs and any known history. Separate immediate safety or operational issues from work that can be planned. This gives contractors a clearer basis for inspection and quotation.
Agree the sequence
Ask who is coordinating the trades, what needs to happen first and how completion will be checked. One agreed sequence reduces repeat visits and avoids finished work being opened up again by the next trade.
Keep the evidence together
Quotations, photographs, approvals and completion notes should relate back to the same scope. That record is especially useful for landlords, schools and facilities teams managing more than one property.
